Course Description:
This course introduces Agents, Brokers, REALTORS® and non- REALTORS® to the 2022 GAR Contract Forms including the Purchase & Sale Agreement, Brokerage Engagements, commonly used Exhibits and Amendments. This class consists of the following:
(1) a review of the 2022 changes to the existing GAR contract forms
(2) a review of the 2022 contract forms additions
(3) a review of the changes in the GAR forms from April 2021
(4) a discussion of the various forms available for agents to use in various contractual situations
(5) a discussion of the general rules / guidelines / practices / requirements for proper completion of contracts and Agreements on behalf of Buyers and Sellers.
(6) a discussion of the handling of Earnest Money and the disbursement of earnest money upon termination of a contract
(7) a discussion of the consumer brochures to use with the public
Course Objective:
Upon completion of this course, students will be able to
(1) identify the new 2022 GAR Contract Forms
(2) understand how these forms differ from the 2021 GAR forms
(3) identify and understand the 2021 midyear changes GAR made to the contracts in April 2021
(4) recognize the changes / additions / deletions in the 2022 GAR contract forms from any previous versions of the GAR contracts (5) understand the GAR licensing agreement and using / sharing contract forms with authorized users and non-authorized users
